Trios of factors of 36 are:

{1 1 36} {1 2 18} {1 3 12} {1 4 9} {1 6 6} {2 2 9} {2 3 6} {3 3 4}.

The sums corresponding to these are 38 21 16 14 13 13 12 10.

The only duplicate sum is 13. The engineer knew the apartment number but could not tell what their ages were.

But when it was revealed that one son only was older than the others it meant there couldn’t be twin eldest sons, so  the ages must be 2, 2 and 9.
