ok this is simple but long.

1/4x^2(1/4x-1/4) = 1/16x^3-16x^2

-2/3(1/4x-1/4) = -1/6x+1/6

Now put it together

(1/4x^2-2/3)(1/4x-1/4) =  1/16x^3-1/16x^2-1/6x/1/6  is your answer
